Self Directed Ira to purchase real estate

I want to buy a piece of property & subdivide it. One part I will buy personally & the other part through a self directed IRA. Is this possible? Can the IRA give me a right of way to use the road that goes through it & the natural spring?



The second part would constitute a prohibited transaction. The first part would be OK only if these were totally separate parcels prior to your IRA purchasing one and you individually purchasing the other. This would probably mean the seller taking care of the subdivision prior to your purchase.
