1031 Exchange

I have a seller Building wants to do a 1031 exchange he will have about $1 million profit.

He owns a small house already. He wants to chair the house down and use 1031 funds to build a new showroom for his business.

Does that qualify for a 1031 exchange if he already owns the land the new building will be built on
